Do you know if you’re paying too much rent for your apartment in your city? Or maybe you are a rental owner and you’re not sure how much rent you should charge for your unit? Before renting apartments or renting homes, it’s always a good idea to check out what the average rental price is in that neighborhood, just like you would check the average selling prices before purchasing a new home.
Rentometer is a free service from iiProperty, an online rental property management service that allows you to manage every aspect of your rental properties, half of which is free. I’ll write a quick overview of the iiProperty service at the end for anyone who has rental properties and would like to manage them with online tools.
Rentometer is very simple to use and it’s an easy way to not only find the average prices for rental properties, but it’s also another good way to list your rental property if you’re looking for tenants.
Enter your address, the current monthly rent you are paying, the number of bedrooms, and the number of units in the building.
Click Analyze My Property and Rentometer will tell you how closely your rent matches rents in the surrounding vicinity.
One the summary page, you get a nice little speedometer looking gauge that shows your current rent in orange and what the median should be. As you can see, my rent has high and according to Rentometer, I should have an apartment that is in “top condition and have more amentias than the average rental in your area.”
You are also presented with a Google map that shows the current rental units in your area and their prices.
The main iiProperty site is a great tool for any rental owner whereby you can manage all of your rental properties online. The service is free for such things as putting up rental ads for your properties, tracking leases and tenant records, tracking rents due and received, automating invoicing and sending out late notices, and posting items on Craigslist.
You can pay a small monthly fee to manage many other aspects of your rental properties, such as tracking income and expenses, creating monthly cashflow reports, creating tax reports, etc.
So next time you are looking to rent an apartment or house, make sure to check out Rentometer to get the best deal! Enjoy!
